Frequently asked questions

Answers to what buyers and sellers ask us most often. If your question is not here, call the Kenton office on 419-674-4114.

Which areas do you cover?

Charter Realty has offices in Kenton and Ada and lists property in Hardin, Allen, Auglaize, Logan, Marion, Hancock, Putnam, Union, Wyandot and Champaign counties in Ohio.

What are your office hours?

The Kenton office at 1420 S. Main Street is open Monday to Friday 9:00–6:00 and Saturday 9:00–12:00. The Ada office at 117 E. Lincoln Ave. is open Monday to Friday 9:00–5:00.

How do I arrange a viewing?

Call the Kenton office on 419-674-4114 or the Ada office on 419-634-8787. We can arrange a private showing for any property we list, not only those on an open-house schedule.

How much is my property worth?

We prepare a comparable market analysis from recent sales of similar property in your township and school district, at no cost and with no obligation. Call 419-674-4114.

Do you sell farmland and bare land?

Yes. John Ralston, a lifelong Hardin County resident and retired farmer, specialises in farmland. We also list building lots, pasture and recreational acreage.

Do you handle commercial property?

Yes — storefronts, offices, warehouses and industrial buildings. Mike Collingsworth handles most of our commercial listings; call him on 419-296-1574.

I am a first-time buyer. Can you help?

Vanessa Brim is an Accredited Buyer Representative who specialises in first-time buyers. Our buyer's guide walks through the whole process, from pre-approval to closing.

Which school district is a property in?

School district boundaries do not follow township or county lines, so always confirm with the district itself. We can tell you which district a listing has historically been assigned to, but the district is the authority.

How do I check the tax record for a property?

Use the county auditor's property search. Our auditor links page has direct links for all ten counties we serve.

Is the information on your listings guaranteed?

No. Listing details are believed accurate but are not guaranteed. Prices, availability and condition can change — please confirm with the office before relying on them.

Do you charge buyers a fee?

In a typical transaction the seller pays the brokerage commission, which is shared with the buyer's agent. Ask us to explain the arrangement in writing for your specific situation.

Can you help if I am moving to Ohio from out of state?

Yes. We regularly work with buyers relocating to Hardin County and the surrounding counties, and can arrange video walk-throughs before you travel.

Do you work with out-of-state or collector buyers?

Increasingly, yes. A share of our higher-priced sales comes from buyers who live elsewhere and travel in to view, and a few are collectors who treat the purchase like a project — one was comparing RM 67-02 replica options with his dealer while the house hunt was running, and another keeps a small case of richard mille super clones. If that is you, tell your agent: it helps us understand what the purchase is really about.
